When do I get the Rebate? At closing.

Is the Home Buyer’s Rebate for any buyer? Yes, the rebate may be applied to closing costs or you can take a check at closing. 1 to 4 family residential properties only.

Why do you offer a Buyer’s Rebate? The internet has changed the way home shoppers search for houses. By actively participating in the search for your new home, you will save Agents time and money. I am willing to pass those savings on to you by giving you a rebate deducted from my commission.

Finding your home: Open Houses are the best opportunity to see the home and always sign in your name with my contact information. Always disclose that you are working with me. Search for Open Houses at www.Realtor.com.

What Should I do to help? Visit the open house if there is an open house. If there is no open house I will show you the home by appointment. Drive by homes first and if you like what your see please call or email and I will schedule an appointment.

New Construction or developments: Most builders welcome agents but the agent must register with the buyers at the first showing.

Does New Jersey have any Home Buyer’s Rebate requirements? A buyer’s rebate agreement must be signed. The Buyer’s Rebate Agreement will protect and guarantee the rebate and our services during the entire transaction. Once you sign a Home Buyer’s Rebate agreement never ask another agent to show you the home. Can the rebate be cancelled? You may cancel this agreement anytime. The Buyer’s Rebate Agreement will protect and guarantee the rebate at closing and our services during the entire transaction.

In New Jersey Commissions are negotiable. Consult a tax professional concerning the tax implications for any applicable taxes.
